Residential Development
RESIDENTIAL DEVELOPMENT Redwood Village Subdivision, San Rafael, CA Redwood Village is an 18 acre subdivision with 70 single family houses, nine condominium buildings, a common park and a church parking lot. Oberkamper & Associates completed the original topographic survey and vesting tentative map, then provided the civil improvements plans, the final map and construction staking to complete the project. Curtin Lane Subdivision, City of Sonoma, CA This project is a six lot residential subdivision in the City of Sonoma. Oberkamper and Associates involvement has consisted of preparing boundary and topographic surveys, designing improvement plans including public street widening and private driveways, and preparing the Final Map. COMMERCIAL DEVELOPMENT Office Complex, San Rafael, CA This project is an office complex containing about 115,000 square feet of office area, approximately 44,000 square feet of parking garage and several acres of parking lot and landscaped area. We provided boundary and topographic surveys and prepared design development level plans for the site work. We prepared construction drawings for grading, drainage facilities, sanitary sewer facilities, domestic and fire protection water systems, parking lot improvements and storm water treatment facilities. In the construction phase we provided staking for construction of the buildings and for the facilities described above. Office and Condominium Project, San Rafael, CA The Project consisted of 6,326 square feet of office and residential condominiums with parking garage and parking lot containing 40 parking spaces. We provided boundary and topographic surveying and map preparation, and prepared construction drawings for street frontage improvements, grading, drainage facilities, parking improvements, sewer, water and joint trench utilities. Our scope of work included the preparation of the Tentative and Final Subdivision Maps. We provided staking for construction of the designed facilities. Dry Creek Rancheria Infrastructure Design and Surveying, Geyserville, CA For the Dry Creek Rancheria Band of Pomo Indians near Geyserville in northern Sonoma County, Oberkamper and Associates provided civil engineering design and land surveying services for the development of the River Rock Casino site. Located in steep terrain east of the Russian River, this site presented a number of engineering challenges. Oberkamper and Associates worked as part of a team of consultants designing the infrastructure necessary to construct three large parking structures to service the gaming facility. Our scope of work included road and grading design, extensive retaining wall geometric design (structural design by others), storm drainage analysis and system design, design of stormwater detention pond, and design of water and sanitary sewer systems. Oberkamper and Associates performed topographic surveying and mapping, and provided construction staking for all aspects of construction, including parking garage foundations and structure. We also provided construction consultation during the construction phase. PUBLIC AGENCIES Building 682, Historic Building Renovation, The Presidio, San Francisco, CA This project involved the renovation of a historic building and surrounding site in The Presidio of San Francisco, upgrading it for use as leasable office space. The scope of our civil design site work covered parking lot rehabilitation, expansion and design of storm drainage, domestic and fire sprinkler water services and erosion / sediment control. Joint trench routing was coordinated with the building MEP designers. Site accessibility requirements involved the design of accessible parking spaces and sidewalks. We were involved in performing the analysis and documentation for Gold Level LEED-CD SS Credit 6.1: Stormwater Design, Quality Control and SS Credit 6.2: Stormwater Design, Quality Control. School Expansion Project, San Rafael, CA This school project involved the addition of a Multi Purpose Building and an Arts and Science Building to the campus. The permitting for the project was under jurisdiction of the State Architect as is the case for school and medical facilities. We performed topographic surveying and mapping of the site and prepared construction drawings for grading, drainage facilities, sanitary sewer facilities, access roadway, and parking lot improvements. We provided staking for construction of the buildings and the civil site improvements described above. Caltrans I-238 Widening Project, Hayward / San Lorenzo, CA As a sub-consultant to the firm of Parsons Brinckerhoff Quade & Douglas, Oberkamper and Associates performed all right of way engineering services required for the widening of Interstate 238 between I-580 and I-880 in Hayward / San Lorenzo (approximately 2.5 miles). Our scope of work included performing land net surveys and analysis, preparing right of way mapping (Hard Copy and Right of Way Record Maps), writing legal descriptions, setting permanent survey control for use in the construction phase of the project, and preparing the Construction Survey Control Map. Ross Valley Sanitary District, Ross, CA Oberkamper & Associates completed a GPS mapping of 512 sanitary sewer manholes from Fairfax to Larkspur, while establishing GPS control throughout the region. Presidio Redevelopment Infrastructure Design, San Francisco, CA As part of the process of converting The Presidio in San Francisco from its historical military use to civilian use, the agency responsible for the conversion, The Presidio Trust, has divided the site into a number of separate development areas and is working through a redevelopment plan for each area. Land and buildings within The Presidio are not sold but are leased out on a long term basis. Prior to leasing the various areas, The Presidio Trust is conducting a thorough analysis of the condition of the existing buildings, streets and utilities to determine whether upgrade or replacement is necessary to provide an acceptable level of service for the projected new uses. Oberkamper and Associates involvement on a number of projects within The Presidio has included street, sidewalk and parking lot design (including ADA accessibility components), topographic surveys and mapping, ALTA surveys, campground design, assessment of the condition and capacity of existing underground utility systems (typically sanitary sewer, water and storm drain) to carry flows anticipated with planned redevelopment, and includes the preparation of plans and specifications for the construction of any needed system repairs or upgrades. LAND SURVEYING / CONSTRUCTION STAKING / ALTA SURVEYS Golden Gate National Parks Conservancy, Pacifica, CA For the Mori Point Project, Oberkamper & Associates established GPS control for aerial topography and set boundary corners for a Record of Survey. Required by GGNPC, Oberkamper & Associates provided maps in State plane coordinates and UTM projection. Oberkamper & Associates provided land surveying services and civil engineering support for the design and construction of a two-phase, multi-unit condominium project in southeast Santa Rosa. Former Presidio Public Health Services Hospital, San Francisco, CA Oberkamper & Associates planned and supervised the survey and mapping of a 17 acre historic site in the Presidio. In order to maintain the Geographic Information System in place at the Presidio, Oberkamper & Associates was responsible for establishing survey control using global positioning technology that was used as a basis for the planning and construction of this project. |
